Terms and Conditions
Sutherland Property and Legal Services Ltd works on an hourly charging rate of £150 per hour plus VAT, to prepare and submit applications and appeals, further work (e.g. dealing with LPA queries, objections, consultant responses, call in to committee etc.) Section 106 Agreements and all other legal work will be charged at £200 per hour plus VAT. Fixed fee appraisals are charged at £350.00 plus VAT, payable in advance. 

  • Site visit (where necessary) – charged at hourly rate including travel.
  • Application fee - payable to the Local Planning Authority.
  • Plans- a quote for architectural services can be provided on request.  Please note any drawings produced are purely for planning purposes only and should not be used for building regulations or construction.
  • Any additional plans, changes to plans, or building regulation submissions - depending on what is required.
  • Any searches required – Land Registry Title Search £6.00 will apply to all matters.
  • Any additional surveys required.


Please note that to open an active case file for you, we require payment on account of 2 hours, £300 + VAT before any work can be undertaken. Pre-planning Appraisals will require full payment before work can be undertaken. Work will then be invoiced on a monthly basis, to be paid within 28 days of the date of the invoice. Sutherland Property and Legal Services Limited endeavour to provide advice to the best of our ability based on the most up to date information, law and policy available. However, due to the nature of the planning process SPLS cannot ever guarantee a favourable outcome.

SPLS will always work within the procedural deadlines set on any planning matter, unless affected by issues beyond our control.

SPLS always endeavour to complete works within any estimated completion or submission date which we have advised you as the client. However, due to the nature of the planning process SPLS cannot guarantee any estimated date of completion or submission.

Please note that occasionally we will need to pass your contact details on to third parties such as outside consultants (ecology, landscape etc). By signing these conditions, you are confirming that you are happy with your contact details being shared with the appropriate parties relevant to your file.

Consultancy terms and conditions
Please read these Terms and Conditions carefully. All contracts that the Consultant may enter into from time to time for the provision of their services shall be governed by these Terms & Conditions, and the Consultant will ask the Client for the Client's express written acceptance of these Terms and Conditions before providing any services to the Client.
